Buying a business in Spain - Location.

We have all seen the TV documentaries called location, location,location
many people move to Spain with the kids and no other source of income
except a back street bar on the road to nowhere.

If you have years of experience in marketing and a larger than life
personality with a sound business plan then you may just make a success
of your business.  If you have not, then forget it and stick to the location is
everything law.

Your venture must be in a street where tourist numbers and passing
trade are good  (Do a count at various times of day for an hour at a time to
see the reality of the footfall passed your door). The location must be in an
area which is easy for customers to find you or they will simply spend their
money at the nearest place which suits their needs. People on holiday and
in the Summer heat will not walk too far from where they are staying.

Many people new to business see a street with not much competition and
believe that this alone will bring in good trade.  Better to consider opening
next door to the busiest bar in the town and doing it better or different to draw
in customers.  This is why you always see all the food venues in shopping
malls together, because they are a large draw for people and this makes for
more business to share around. (Take a look at the most well known
streets of your chosen town and do a count of the passing trade at peak
times then compare to where in  the street you intend to set up business)  
This will be a good guide for customer levels.  Generally a "niche" business
in Spain will more likely succeed in a quiet street where as a bar similar to
all the others in a resort will have an up hill struggle to draw in a high
volume of regular customers.

Also remember business peaks and troughs, for example in Benidorm it
is busy from September to May for English visitors whilst the Costa Del Sol
peaks in the Summer months and dies in the Winter.  Be aware of how your
location may be affected by seasonal change.

When considering location you must also ensure your lawyer checks the
local plans.  Are there any developments which may affect your business?  
Are any hotels or apartment blocks closing for redevelopment?  This can
take some years in Spain to complete.  Go to the Benidorm town hall where
all plans are available for public inspection.  Ask around you may hear some
rumours which you can check out for yourself.
